Rocky Hill Amesbury

Rocky Hill Amesbury will be our first foray into Massachusetts and the red-hot greater Boston market.  This nearly 400-home community will be the culmination of years of planning efforts by Dale Development and the City, and will be one of the largest developments yet approved under the State’s MBTA Communities Act.  Rocky Hill will feature two distinct neighborhoods: a for-sale neighborhood of up to 90 single-family/duplex/townhomes, and a rental neighborhood of close to 300 residences.  The design concept will follow “new urbanist” principles highlighted by a series of formal and informal green spaces, pedestrian-friendly sidewalks and walking trails, and robust community amenities for which Dale Development is known.  Groundbreaking is anticipated in early 2026. We will be seeking both a qualified homebuilder to take on the for-sale component, and equity and debt partners for the rental component.

Springside Middletown

Springside Middletown (Middletown, CT) is Dale Development's most recent community and, ultimately, will be the firm’s largest rental development totaling 486 residences.  Phase I, scheduled for completion in June 2025, consists of 240 total residences across 188 apartments and 52 townhomes. The residences are set around an amenity complex consisting of three unique buildings, a variety of outdoor recreation spaces, and a village green.  Phase II is scheduled to break ground in Spring 2026. All residences at Springside are designed and built to the energy-saving standards of “Energize Connecticut”, a State program incentivizing builders to meet the highest standards of energy efficiency in Connecticut.

Woodside Trumbull

Woodside Trumbull (Trumbull, CT), consisting of 129 apartments and 70 townhomes, was completed and successfully sold to an affiliate of LaSalle Investment Management in 2021.  Woodside is a further refinement of mixed multifamily housing product (townhouse and standard apartment flats) first implemented by Dale at Evan’s Mill.  Woodside enjoyed an exceptionally fast lease-up, stabilizing in under 10 months and achieving a price far above any prior sales in the sub-market.

Evan’s Mill

Evan’s Mill (Cherry Hill, NJ) is a 152-unit apartment and townhome complex and the first iteration of the firm’s unique mix of townhomes and garden apartments. Evan’s Mill reached stabilization in Q2 2018 and has maintained occupancy above 95% since, while setting the high watermark for rents in the suburban southern New Jersey market.

Kingfield (Rye Brook, NY) is a 110-home luxury townhouse and single-family development in Westchester County, NY. In 2019 Kingfield was named one of the Top 5 Master planned Communities in America at the prestigious Pacific Coast Builders Conference, and was awarded Gold for Best Suburban Infill Community in America at the NAHB Nationals.  Home prices at Kingfield ranged from $1.1M to $2.4M.
